The best deals in real estate are bought up by real estate agents, or their investor clients.

The GTF program allows the average person to get the same access, at the same time as the real estate professionals. 

How's that for leveling the playing field?



HOW DOES THE AVERAGE GUY GET THE BEST DEALS IN FORECLOSURES?

First, you need to understand the way an REO property is assigned to us.  We get an email from the bank basically saying that "You are going to get an assignment. Here's the address, go look and tell us what you think it's worth." 

We do a "Brokers Price Opinion" and send it back to them.  In about two to three weeks we will get the listing contract and the listing price.

During that two to three weeks the only people that know about the property coming up for sale is the seller and their broker. 

During that two to three weeks is the window of opportunity for those who are ready to jump.  The really great deals will be sold within (literally) a couple of hours from the time we get the listing contracts.



SO, DO I HAVE TO BUY DURING THAT TWO WEEKS?

No.  In fact, you can't buy it then.  No one can.  It is not for sale.  It can only be purchased after we get the listing contracts and the price.  That two weeks gives you time.  It allows you the time to get ready.  You can do your own analysis as to value, get financing ready to go and be ready to pull the trigger IF and when the price is right.



WHAT DO I DO NEXT?

Remember, by the time a house hits the MLS, it has been looked at by dozens of professional investors and real estate agents, and they have determined that it is not a great deal. It may be a good deal - but, it's not a GREAT deal.
